Below you will find an outline of the essential steps that you will need to take and the different procedures that are involved:

REGISTRATION

The first stage required will be to register your details and to provide the full property specification.  This can be done by a variety of methods

  • Completing our registration form (at the top of the page)
  • Downloading a registration form and faxing it back to us on 020 7540 5224
  • Giving us a call on 020 7055 8000
  • Come to our office and speak with one of our representatives

MORTGAGE

Once you establish what your maximum budget is we would recommend that you speak to a few mortgage lenders and obtain a Mortgage In Principle.  This  simply allows you to confirm that you are eligible for the mortgage that you want. 
If you are unsure as to your financial situation or simply require further advice to ascertain you are receiving the best mortgage deal / package, please do not hesitate to contact us as we can pass your details onto some of the best mortgage advisers in the market.
 
THE SEARCH

Once you've confirmed your exact requirements we will send you a selection of properties to choose for viewing.  If at any point you need to re-assess your requirements or budget, don't hesitate to let us know and we can re-select something that is more suited to your needs.  We would always recommend an early viewing, so as to avoid disappointment.

VIEWINGS

We are open from Monday to Saturday from 10am - 6pm.  Should you wish to view to view a propery outside these times, please do not hesitate to contact us as we are happy to provide a fairly flexible service to cater to your requirements.  

MAKING AN OFFER

Well you've done it!  You've found the property of your dreams or your first step onto the property ladder.  Now What?

Once you've decided on a particular property, we will immediately submit your offer verbally to the vendor.  We will then request a formal offer in writing which will also be sent to verify with the Vendor.  All offers will be made Subject to Contracts. 
 

LEGAL / CONVEYANCING 

At the stage of your offer being accepted you will be expected to have appointed a solicitor to deal with the paperwork.  It is advisable to use a solicitor who is familiar with the area that you are moving to.  If you would like any advice on appointing a conveyancing solicitor, please do not hesitate to let us know.

It is advisable to agree the exchange and completion dates at this time with your solicitor.  Once your solicitor is proceeding with the searches etc you are advised to make contact with your mortgage broker and advise them to proceed with you mortgage offer.

Once you have appointed your solicitor they will make contact with the sellers solicitor who will then draw up the draft contracts.  This will be sent to your solicitor who will discuss any queries.  Your solicitor will either use the HIP's (Home Information Pack) or request his own necessary searches.  Whilst this is going on a survey will be booked by a surveyor appointed by your mortgage lender.  This is to identify if there are any structural problems and to advise on current market value.
 

MORTGAGE OFFER AND AGREED CONTRACT 

Once the results of the various searches and surveys have come back, your solicitor will send you the agreed contract.    At this point the finalised mortgage offer will be sent to your solicitor with a request for your signature.  Once you have signed and returned this your mortgage will be in place and you will be ready to exchange contracts.

EXCHANGE OF CONTRACTS

At this point, both parties will have signed the final contract.  Your solicitor will now transfer the deposit via telegraphic transfer or bankers draft.  After this has been paid, a completion date will be agreed,

STAMP DUTY

New thresholds introduced from 3 September 2008 mean that if you buy property and the purchase price is £175,000 or less you don't pay any Stamp Duty Land Tax at all.

If it's more than £175,000, the breakdown would be payable as follows:
£175,001 - £250,000:     1%
£250,001 - £500,000:     3%
£500,001 or more:          4%
 
COMPLETION

Almost there!  Completion can be set anywhere from a few days to a few weeks after exchange of contracts.  The remaining monies will now be transferred from your solicitor to the vendor's solicitor.

That's it you are now the legal owner of your new home!
