Terms & Conditions for Management Trial Offer:
1.1. The OPM ‘Terms and Conditions for Residential Lettings’, terms and conditions apply – All other respects apart from when there is a contradiction
1.2. The 13% Letting and Management 3 month trial period offer is valid from the date that Oxygen Property Management has been instructed
1.3. At the end of the 3 month trial period, and on review of the provided service, the instruction to manage the property will be extended for the remainder of the tenancy agreement period.
2. Complaints:
2.1. OPM reserve the right to be allowed a period of 7 days to remedy the problem
2.2. OPM require access to investigate the issues or problem within the property
2.3. Immediate written notification is required for us to review and process any claim
3. Compensation:
3.1. If you make a compensation claim this is to be considered on the basis of what the landlords reasonable losses are.
3.2. There should not be any substantial lapse of time between the point where you become aware of source of complaint and the point when you officially inform OPM
3.3. All complaints are to be submitted in writing to customercare@oxygen.co.uk
3.4. All reasonable steps should be taken to mitigate the loss immediately as soon as the landlord becomes aware of it.
4. Before OPM can confirm your full cover and services we require the following to be in place:
4.1. Access to the Property
4.2. Landlord bank details and contact details
4.3. Access to the property via a set of Management Keys
4.4. OPM Term &Conditions signed – as referred to above
4.5. A copy of the properties EPC and/or GAS Safety Certificate
4.6. The Tenant Details to arrange access in case of an emergency (if applicable)
4.7. OPM to be instructed to do Rent collection
4.8. Inventory must be in place or original supplied (OPM to include inventory if not in place)
4.9. 24 hr Call Out service to be put in place by Oxygen and Telephone numbers supplied to the current tenant (if applicable)
5. When there is a change of tenancy OPM are instructed to do the letting for the property
6. On Renewal the 2nd years Letting fee will be reduced to 6% plus the 5% management fee for the term of the renewal term
7. On Renewal the 3rd years Letting fee will be waived. Only the 5% management fee for the term of the renewal term will be charged
