Rental Valuation
Finding a property Searching for a property couldn't be easier. Our website is updated every day so any properties that are taken on are shown almost immediately. We ensure that you are able to view floor plans, virtual tours, photography and full descriptions so that by the time you view the property it's almost just to confirm what you have already seen from our website.
Reserving a Property
Once you have found your perfect property, you’ll want to secure it as quickly as possible. To take the property off the market and put your offer to the Landlord for acceptance we will take a Holding Deposit,equivalent to one weeks’ rent. The sum will be taken off the total of the first months rent payment. All offers accepted by the landlord are subject to satisfactory references.

Holding Deposit = £400 per property

The Holding deposit is only refundable if the landlord declines your offer. Should you pull out of the agreement at this stage, you will lose your holding deposit, so make sure you are confident that this is the property for you.
Reserving a Property
Referencing:
On acceptance of your offer by the landlord, OPM will begin the referencing process. The process of establishing whether your references are acceptable can take 2-5 days, depending on the availability of your referees to confirm your referencing information. You will also be required to pay the reference costs and administration costs at this stage.

Administration Cost = £266.67 + VAT = £320
Referencing Cost (per person) = £91.67 + VAT = £110

Should your references prove unsuitable, the Holding Deposit, Referencing fee and Administration fee will not be refunded. 

References

Submitting your references couldn't be any easier. We use a very reliable company called HomeLet who are able to provide the reference application online. If all information is supplied and all the referees can be contacted the standard time to process the application takes about 48hrs.
The reference forms are sent to your email address with a link to the application online. Follow the link and submit the requested information.
Should you not have access to email, the form can be completed by hand and returned to our office. Please note that to manually process your application, it will take longer than 48hrs.

Referencing Information required by HomeLet:
  • Personal Details (i.e. Contact details; D.O.B etc.)
  • Bank Detail (Strictly confidential between HomeLet and the applicant)
  • Current Landlord and Tenancy details
  • Current Employer and Employemnt details (for Self-Employed applicants 3 years of financial details from a Chartered Accountant)
  • Disclosure of ANY adverse credit history

Home Let

In addition to the referencing information provided to Homelet, we will ask for the following documentation to be provided to us within 24hrs of the holding deposit being paid:
  • ID: Copy of Passport / Full UK Drivers Licence (OPM will need to see the original document and a valid Visa for overseas non-EU applicants)
  • Proof of Address: Copy of a utility bill dated within the last 3 months
  • Copy of last 3 months Bank Statements
  • Copy of last 3 Pay Advice Slips


Your OPM consultant will discuss ALL criteria with you, in detail, before proceding with the referencing process with HomeLet and taking payment of the Administration and Referencing fee.

Once OPM are in receipt of all the above mentioned Documentation and Payments, we will move onto the next stage of the tenancy application.
Payments to be made prior to check in:
The following payments need to be received by us as cleared funds prior to your arrival:
  • 1 months rent in advance
  • 6 weeks security deposit (This is held in a secure government backed scheme - details will be provided).
Tenancy Agreements
The Tenancy Agreement will be compiled by Oxygen Property Management and will be signed by the landlord and yourself. A copy of the signed agreement will be provided to you upon check in as part of your welcome pack. The cost is incorporated into the Administration Costs.
Utilities
The following utilities are your responsibility for payment. Letters will be sent to the relevant utility companies within 3 days of your move in date. Please note that it is the Tenants responsibility to confirm that the supplies of the following services are in their name.

  • Electricity
  • Gas (where applicable)
  • Heating and Hot Water (where applicable)
  • Council Tax
  • Water Rates
The following suppliers are not contacted on the tenants behalf and is the sole responsibility of the tenant to contact the suppliers for services:

  • BT
  • TV Licencing
  • Sky TV
Rental Payments
You are required to complete a standing order mandate with Oxygen Property Management. This will be sent to your bank to ensure your monthly rental payments are paid by the rent due date, as stated in your AST agreement. Please allow 2-3 days for the monies to, first be transferred into our client account and then into the landlord’s account. Tenants need to confirm with their bank that the standing order has been setup.

Insurance
It is advisable for tenants to take out the necessary insurances to protect their belongings. Your landlord should have taken out the necessary buildings and fitted contents insurance. A copy of this policy will be made available should you require it.

Inventory / Check-In
A full comprehensive Inventory will be taken prior to your move in. (In the case of a ‘Let Only’ property, the inventory is supplied by the Landlord) The Inventory is a Schedule of Condition, List of Furnishings; Meter Readings; Photos; Log of Keys and Security Fobs and Parking permits (if applicable)
You will receive a copy of the Inventory, on the day you check in to your apartment. You will have the opportunity to review the information over a few days, and return a signed copy to the OPM office.
Inventory / Check-In
Check Out
Upon your departure you will be requested to complete a check-out with an Inventory clerk, with this Inventory as reference. The Tenant will go through the property with the Inventory clerk and log any damage that there may be in the property. Once all parties are in agreement the security Deposit will be released from the DPS with any applicable deductions included. As per your AST agreement, the Tenant is responsible for the Check-out cost = £84 incl VAT Note: For Let Only properties, it is the Landlords responsibility to put this documentation in place and meet the Tenant on the check-out day.
Security Deposit
By law, all Security Deposit payments must be held with an approved Government scheme. OPM uses the Deposit Protection Scheme (DPS)

You will receive confirmation of your Security Deposit account via email and post from the DPS within 14 days of your tenancy beginning. You will be given a Tenant ID number, which you will need to retain, to claim the refund at the end of the tenancy. Once you have allocated a bank account for the DPS online, the refund will be released and deposited into your designated account (3-5 working days)
Renewals
We will contact you 72 days before your tenancy comes to an end to ask you if you would like to terminate the tenancy or if you would like to renew your agreement for a further term. This request will be sent to you via post and email.
Please note that if you do not provide an answer on the renewal request, the 2 months required notice will be served automatically.
