Letting out properties involves a great deal of responsibilities ranging from legal requirements through to maintenance and health & safety. We have employed systems to take the burden from our landlords. Not only do we house a team of specialist negotiators to find the right tenants, we also employ a team of maintenance experts ready for call outs 24 hours a day, 365 days a year (so you don’t have to!).

Oxygen Property Management offers the full range of letting services to landlords from our fully managed service to our tenant find only service. Our highly experienced lettings team aims to establish long-term working relationships with clients through sound and qualified advice.

We care for our Lettings Portfolio as if they were our own which is why we apply the very same standards of procedure when Letting, Managing and Maintaining your property.

We provide our comprehensive lettings service through partnerships with established and trustworthy establishments including:

1. Rental Valuation & Advice:

First and foremost, we determine the rental value of your property by arranging a time to visit. Backed by our local knowledge and understanding of the Property Market Behaviour,we will provide you with a transparent rental value reflective of today’s market completely free of charge.

As Maintenance and Management specialists, we’ll gladly advise you on any legal requirements, improvements to boost value or any other enquiries you may have, also completely free of charge.

2. Marketing Strategy:

If you choose us to Let or Let and Manage your property, we will commence by composing a Marketing Strategy best suited for your property. We will organise a professional photographer visit, create floorplans and use professional images to place your property advert in front of the right tenants. Standard forms of advertising include a designed property profile, property search portals (Zoopla, Rightmove and Primelocation) and internal e-mails to our comprehensive list of potential tenants, social media as well as external and publication advertising. But of course each property is unique, which is why we tailor our advertising approach to match the Landlords needs.

3. Finding the Perfect Tenant:

Whilst you patiently wait for an offer, we’ll be busy accompanying viewings and delivering property information to potential tenants. Out Lettings team have comprehensive local knowledge and will be able to present the viewings with a lifestyle picture rather than just showcase your property.


4. Referencing & Agreements:

Once you receive and accepted a tenant’s offer, we will proceed to the registration stage. We utilise a trusted referencing system called FCC Paragon which checks all of our tenants’ background. The application will only proceed once we are in receipt of a satisfactory reference report. Once Oxygen has been satisfied that all documentation has been completed, the AST Tenancy Agreement will be drafted and given to the tenants to be signed and in turn sent to you as the Landlord for signing. A copy of the final statement as well as copies of all back up documentation will be provided to you prior to your tenants scheduled moving in date.


5. Rental Transactions:

If you select our “Let Only” service, we have delivered our service. (Rent is a taxable income and therefore it is important that you speak to an advisor about the tax implications and potential tax deductibles that you will be responsible for and entitled to. If you choose us to Let and Manage your property, we progress to Full Management of your property, so you can sit back and let us do all the leg work.
